Villa doors and association rules
Most of what we open in Tamarac is a single-car villa door — lighter, lower spring tension, and at the cheap end of every range we publish. The common calls are rollers, openers and sensors.
The wrinkle is that many of these doors belong to the association rather than the homeowner. Before we quote a panel or a full door we ask who is responsible, because in a fair number of cases the association pays and the process runs through management rather than through you.
Openers older than the people using them
Tamarac has a high concentration of original openers still in service. Chain drives from the eighties are loud, slow, and increasingly hard to find boards for — but they are usually repairable, and we repair them.
The exception is anything made before 1993. No photo-eye sensors means no way to reach current safety standard, and we say so straight rather than quietly fitting parts to a unit that should be retired.

Tamarac questions
Does my association pay for the garage door?
In many Tamarac communities the association is responsible for the door itself while the homeowner covers the opener. We ask before quoting so the invoice goes to whoever actually owes it.
Can you fix an opener from the 1980s?
Usually yes, with a universal gear kit or board. If it predates 1993 it has no safety sensors and cannot meet current standard, and we will tell you that rather than repairing around it.
